Stamp Duty & Registration Charges Calculator

Estimate what you will pay in stamp duty and registration on a property purchase, state by state — including the concession many states give women buyers.

Stamp duty and registration are the two unavoidable government charges on a property purchase, and together they can add 5-11% to the cost of a home depending on the state. Both are levied on the higher of the sale price or the government guideline / circle rate. Pick your state below to estimate the charges.

Urban (BBMP / BMRDA) rate.

Common questions

How is stamp duty calculated on a property in India?

Stamp duty is a state tax charged as a percentage of the property's value — specifically the higher of the sale consideration or the government guideline / circle rate. Registration charges are added on top. The percentage varies by state, and several states charge a lower rate when the buyer is a woman.

Is stamp duty the same in every state?

No. Stamp duty and registration are set by each state, so the rate differs — for example around 5-6% in Karnataka, 6-7% in Maharashtra's metro cities, and 7% plus 4% registration in Tamil Nadu. Many states also add a cess, surcharge or metro levy.

Do women pay less stamp duty?

In several states, yes. Maharashtra gives a 1% concession for a residential property in a sole woman's name, and Delhi charges 4% for women against 6% for men. Karnataka, Telangana and Tamil Nadu (above Rs. 10 lakh) do not have a general gender differential.

Are these figures exact?

They are an indicative estimate for planning. Rates change and states levy additional local charges, so the calculator links to each state's official registration portal — confirm the exact payable amount there before you pay.
